The Average You Found Is Three Jobs Glued Together
Search bathroom remodel cost and you get one national number that pretends a half bath and a master shower are the same project. They are not. Remodeling Magazine's Cost vs. Value report tracks a midrange bathroom remodel and a midrange bathroom addition as separate jobs for that reason.

Three Topeka Budgets
Around $8,000: the powder room or a surface refresh
Vanity, toilet, faucet, mirror, lighting, paint, and a floor that does not have to slope to a drain. The wet wall stays closed. Plumbing stays where it is. This is the half-bath job a lot of Topeka houses still need, and it is the one we have real photos of on the bathroom remodeling page.
It breaks if the floor is soft around the toilet flange or the vanity base is swollen from a slow leak. New paint on a wet subfloor is a short-lived win.
Around $15,000: the hall bath, same footprint
This is the most common full bath. New vanity and top, new toilet, new lighting, a tub or shower in the same alcove, and tile or a surround that actually gets waterproofed. The drain stays. The valve can stay if the body is sound and you only change trim.

Around $30,000 and up: the wet wall comes off

Cast iron. A 400-pound tub does not walk out a 28-inch door. Breaking it in place is loud and it is labor.
Joist direction. A tub drain sits at one end. A shower drain usually wants the center. If the joists run the wrong way, moving that drain is the expensive surprise. No real waterproofing. Greenboard and hope was a common 1970s surround. When the wall comes off, soft paper on the drywall is a finding, not a scandal. Fixing it while the wall is open is cheap compared with opening it twice.
One or two circuits. A bath from 1955 may share a circuit with a bedroom. A fan, GFCI, and a dedicated lighting circuit are code conversations, not fixture conversations.


Before anyone quotes tile, press the floor next to the toilet with your heel. If it moves, the flange and the subfloor are part of the job. A pretty vanity on a soft floor is how you pay twice. Tell every bidder what you felt.
Where the Money Goes
On a full bath, labor and wet-area work eat the budget. Vanity and toilet are visible and they are not the expensive part. Tile, waterproofing, glass, and the plumber are.
The line you can cut without much regret is the fixture package: a mid-range valve and a simple framed door instead of custom frameless glass. The line not to cut is the membrane and the slope to the drain. That is the leak in year three.

Ask each bidder the same five things.
- Does the wet wall come off, or are you covering what is there?
- Does the drain move, and did you look at the joists?
- What is the waterproofing by name, not the word waterproof?
- Who pulls the City of Topeka or Shawnee County permit if plumbing moves?
- What is the allowance for concealed damage, in dollars?
A bid that is thousands under the other two is usually a liner over a rebuild, or an allowance set so low the extras are already planned.
